I may or may not have mentioned this before—but I live in Hallmarkville.
Truly.
You know. The town that has a downtown square with ribbon-wrapped lamp posts and passerbyers with packages and a strolling minstrel with a guitar and people that wave when you walk your dog.
The shopkeepers know you by name and some you went to high school with and some that you go to book club with once a month.
And there’s a pie shop that serves nothing but pies and coffee.
And Santa Claus stops by once a year.
The streets of town are lined with historic homes with porches full of porch swings and flowers and neighbors that wave when you walk by and invite you in for sweet tea.
So today I’m partnering with Homes.com and I thought it might be fun to take a little tour of some of the homes in my town that are for sale and play a little game.
Are you ready?
Let’s go.
This is home number 1
Fun fact. I’m friends with the owner of this home and I was friends with the owner before her.
I’ve played bunco in this house and laughed and giggled and told stories in this house and had sweet tea in these rooms.
This is one of my favorite houses on my block.
Come on in.
Let me show you around.
Now here’s what I thought would be fun. It’s kind of like our own version of one of those real estate shows you can watch on television.

Do you want to play again?
Oh, good.
Because here’s house number 2.
This is home number 2
Fun fact. This house is right down the street from the house we used to live in before we moved to Kentucky.
I’ve walked by this house more times than I can count and I’ve always wondered what it looked like inside.
Well now?
Let me take you on a tour.
And now?
Inquiring minds want to know.

Fun fact. This house is a new discovery for me. The twins and I drove by it the other day and I fell in love.
It is a jewel box of a home.
It’s been completely remodeled and I LOVE the master bath.

Thank you so much for playing along and touring our town.
I just love looking at homes and seeing the inside of homes that I’ve walked by all my life. I went to each of these homes open houses this past weekend and took video tours that I’m going to be sharing on Instagram and Facebook stories.
I’d love to know what you think of the houses.
Did you have a favorite?
I do.
Can you guess which one?
If you tell me which one was your favorite, I’ll e-mail you with mine. 🙂
Please note: these homes are for sale by one of the most incredible realtors I know, Susan Beers. If you are interested in more information on any of these properties, you can contact Susan at her office here.

Although there's something about each one that I like, I think my overall favorite is house #2. It has such a cute cottagey vibe!
I love house number 2.
House #2 is my favorite because I adore cute, little cottages! The exterior says "Please come in and have a cuppa!" I also underestimated every price! This was so much fun. Thank you!!! xoxo
House #2 for me! Cute and funky.
I keep waffling between #1 and #2! The pool is amazing . . . but #2 is just so CUTE!!!
I'm not sure what your choice is but I NEED that huge canvas of David!
House #2 speaks to me. It looks like a warm cozy home.
LOL. Bunco. That's a blast from the past! I wish people played that here. Cute houses. Prices are a bit higher than I thought...we have watched too much Fixer Upper and Home Town...I think all houses in Texas and the South only cost 200,ooo plus a little work :) Still, love the sound of your town. If I sent you tours and prices from Boulder you would be aghast. We are always shaking our heads.
My favorite on the outside is number 1 but on the inside it is number 2. That blue velvet couch is everything.
I liked #1 ...very pretty..but #2 calls to me because it is so cute..love cottage types homes...When you look at it ..it just says comfy cozy to me❤
I loved house number 2! I thought number 1 was stunning, but out of my price range. Number 3 is too modern for me. I'm guessing you like number 2 the best as well This was such a fun and clever thing for you to do. Let's do it again. I love looking at houses, even when I'm not buying! :)
This was fun and #2 was my favorite, thanks.
Indeed this was fun cause it was different! And agree let's do this again! My vote is #2....admittedly didn't think too much of it from the outside, and yet inside was like wow. Love the four different chairs at the kitchen table......don't usually see that in homes nor on blogs. I like 'different.'
I enjoyed playing this game - and I got them all right! Thanks for doing this! I loved looking at all the houses!
Love this post and touring these homes. The third house is not my style but I'm guessing will sell quickly, and rightfully so, it's BEAUTIFUL! I love the curb appeal of #1. Thank you for sharing these homes on your blog Karianne.
#2 gets my vote, plus it has the pops of color I love.
I loved house number one. I also thought, even though it was the most expensive, that it was a bargain compared to the prices of the other two houses. Fun game. Let’s play again.
I only got the price of #1 correct... but like most, I love the looks of #2 best ~
Loved this home tour. I really liked house #2. As others have said, it has this cottages vibe. So cozy.
I had fun with this game . I vote for #1 . The price of #2 seemed high in comparison. I agree with an earlier comment, Fixer Upper and Home Town do so much with little $$ .
Let’s see, I choose #1. I mean it’s a game right? It’s got more bells and whistles. I guessed all the prices right. Truthfully I couldn’t afford any of them. Not even that cool bedspread in #3. Anyway you could grab that and send it over??? 😍
#2! Cute & cozy !!!!! But all were beautiful!
I think house #1 was my favorite---but I don't really need/want a pool.
House #1
It's funny how we all gravitated to house #2. I love it as well....
I loved this adventure. Always fun to look at others style. I liked 1 and 2, but didn't like the curb appeal of #2, so #1 gets my vote.
#3 all day, baby. And real estate is crazy. Here in Raleigh, NC where I live, those houses would have been MUCH MORE, especially if they were in our downtown core.
Loved the outside if #1. Inside was beautiful...but I am all about cozy. #2 gets my vote
What a fun blog today. I also enjoy looking at other houses. I really like number 2 as well, it’s more my style.
I knew I wanted to move to Texas but now I REALLY want to move! #2 would be perfect! And we’d be neighbors nbbn
Number one is my favorite and I got the price right! (I like the most expensive one, of course! I missed the price of #2 by $30k, and got #3 right too. Like you, I love looking at houses!!! 😉
I liked number one, but was only right on the price of the third one, after I upped my game!! All very nice.
I love number two. Houses are a lot cheaper where you live than in New Zealand where I live. You couldn't buy a cardboard box for $400,000 in Lower Hutt! It was a very interesting exercise.
KariAnne, thanks for sharing these homes with us! My favorite is #2 because it is so cute and cozy! You live in such a wonderful area. There are such beautiful historic homes!
Curb appeal, #1. But as an empty nester, my choice would be #2.
#1 it is! Those built-ins. Love!
I love house number 1--of course the most expensive :)
I loved this!! We used to live in an historic neighborhood before we moved to the country. It was just a much lower scale...$125,000-$150,000 homes, but they were all huge. Going for walks and peeking through open windows was an evening pass time. Number 1 was my favorite, but they were all so lovely!
1
I'm torn between 2&3 - depends on what you want to do with/in them. 2 is probably more practical. Did you ever buy a little cottage for an office?? Weren't you going to do that at one time??
A fun game...can't believe I was way off (too low) on all the houses...so much for being Miss Authority on Real Estate :) My favorite was the largest - #1 because of the size, curb appeal and that pool. Fun!
I'm in agreement with most of the others, #2 is soooo cute! Yes, I love the pool in the first one, but as soon as I saw #2, I knew it was the one!
I love house # 1. Go big or go home. lOL.
They are all so fun. I would love anyone of them, but#1 is my favorite. Of course, I would really want your house.
Ok, you got me, I want to move to Texas now. Except, snakes... That's why I tell my husband we can't ever leave the Pacific Northwest, we have the smallest number of poisonous snakes and spiders here in the whole US. You see my problem. But enough sunshine for a pool is so tempting!
I have such a split personality - I'd want either #1 or #3! :) What a totally fun game - I could look at houses all day! Brilliant! 💗
They're all in Texas. Must. Have. A. Pool. :) Fun game, friend!
While I would gladly live in any of these lovely homes. I fell hard for #1, it has a fairytale feeling.
Hi, my favorite is the third house and I was right with the prices 2 out of the three.
That was fun! Managed to guess all three prices....I thought Number 3 was the most original, and loved 1 and 2.
I really like #1 the most. #2 came in a close 2nd.
They are all pretty- but I also loved #1 & the amazing amount of storage. I crashed & burned on the price of all 3 ?? And I actually live here ???
#2 but #1 is almost a tie.
Love #1. I’m guessing you like #2? They are all lovely in their own unique way.
#2 for sure! I felt #1 and #3; although, beautiful were cold and unwelcoming. #2 was cozy! Perfectly decorated. It just said, “ Come on in! Let’s have some sweet tea and talk about our families. Thanks for the tour! The prices were unreal! 😀
Loved the exterior and bones of #1 - not to mention the coffered ceilings; and the cozy cottage vibe of #2. House 3 was cold, grey, and impersonal. It felt more like a public space than a personal home. Not to mention, I like ROOMS! 😀 All the original character had been removed for the grey invasion of the 2010’s. Yay for color in house #2!
My first choice is house 2, My second choice is house 1 and house 3 was still very nice but came in last. This was fun -- thanks for the tours ;'.
My fave was #1. I love looking at houses also but the ones I look at I can't afford lol! Have a great day!
Hi Karianne!!! Wow - all beautiful - but I think #2 - boy houses in your area are a bit pricey! I bet your house is worth a billion dollars! Beautiful and lots of equity!!!!
They all need your touch , #1 exterior , landscape wins
I love number 1. And I guessed the price for it too.
My favorite is house #1. I really like the curb appeal, the back yard, the spaciousness of the home, the office area and so much more.
Tough decision, but I’m going with house #2! This was really fun! If your town is truly like hallmark I will find a way to get their some day❤️❤️❤️ I want to live, and hope, and dream in a hallmark town. I truly didn’t know if they really existed 🥰 Thanks, Lisa
I’m building a small cottage so I definitely chose #2. Mine will have a porch across the front which I feel this one is missing. Small and cozy appeals to me since my kids are all grown! Thanks for sharing!
This was a fun game but I totally suck at it! Didn't get one right . Not one! :/
#1 has really good curb appeal and once inside , you want to stay and make it a home...
I'm joining the crowd and saying #2--I sense we have a lot of cottage lovers in your comments section! The kitchen looks similar to mine so that might add to the appeal for me. #1 is lovely but is just .... too much house for me. #3 looks very staged but I think I would like it if I could add my own touches--the bones of the house are very classic and would accommodate a lot of different styles. It can be easy to let the decor of a home distract you from looking at the house itself.
What fun! Hope you do this more often. I got #1 and #3 right but was way waaaaay off on #2. I love the first one best but it needs some changing up for sure. It had me at "pool." ♥
OMGoodness.....those homes are cute and quite inexpensive.....the smallest would be about 750,000 here in the Seattle/Bellevue market...and the first would be at least 2 million...probably more.....#2 though is my favorite....
It was my birthday yesterday and where do you think I wanted to go....my friend and I spent the day in your square. Shopping and eating and drooling over all of the gorgeous historic homes. It really is like a hallmark movie. It was a freezing cold, wind blowing kinda day, but I loved every minute of it. My friend bought me your amazing journal from Doozies. Best present ever!!! Love your blog.
I loved #1 because then I’d live near you!!! #3 bathroom tile! A-amazing!!! All three were so well decorated, it’s hard to decide !
This is kind of like the Price is Right! Unfortunately, I only guessed one correctly. House no. 2 is my choice. I too could look at houses all day. 😁
Number 1 gets my vote - for curb appeal and spaciousness! I live in a small home, so all that space is sooo enticing! Loved seeing these homes, KariAnne, thank you!
